What we handle

  • Unpaid fee claims and contested meeting decisions
  • Damage to shared areas: leaks, structural issues, and insurance claims
  • Bylaw and internal rules review
  • Tax questions on grants and community-level income

Running a community of owners involves two separate jobs. One is day-to-day management: budgets, fees, contractors, maintenance, meetings and minutes. The other appears when something goes wrong: an owner stops paying, someone challenges a decision, a leak sets two neighbours against each other, or a grant has a tax cost nobody had calculated.

That second job is ours — whether the community is managed by Anderson & Vernon, our own property management firm, or by anyone else. We also act for individual owners against their own community when that's what the situation calls for.

Because both firms belong to the same group, when a matter moves from administrative to legal, the paperwork is already in order — nobody has to rebuild the file from scratch.

Explained in plain English

What's happening, what your options are, and what it will cost, confirmed in writing before we begin.

Common questions

A co-owner isn't paying their community fees — what can be done?

Unpaid fees can be claimed through a summary court procedure ("monitorio") that doesn't require a full trial in most cases. We handle this on behalf of the community.

Can I challenge a decision made at an owners' meeting?

Yes, within the legal deadline, and on specific grounds — we'll tell you plainly whether your situation qualifies before you commit to anything.

My property was damaged by a leak from a shared area — who's responsible?

It depends on where the fault originated and what the community's insurance covers. We can review the specifics and pursue the claim on your behalf.

How much does this cost?

Fees are agreed in writing before we start, once we understand the scope of your case. The first consultation is free and without obligation.

Is what I tell you confidential?

Yes, it is protected by professional secrecy under Spanish law. In this first message, avoid sending sensitive documents — we'll tell you the secure way to share them once we're in contact.
